Error-free completed jobs
By code, we service all modular homes in Florida with a free video inspection first, to know what is required or defective under code. Code helps us learn how our homes are made and what type of service is needed for any level of vapor barrier work. To narrow it down, it's mainly about one thing. To stop the "stack effect".
We are your trusted partner for crawlspace sealing needs.
(Test us with the blueprint below and look forward to seeing videos of these areas on your home.)
Without sealing all areas, it fails to meet the legal requirements for a pressure envelope (for all modular homes).
Floor Vent Boots: Unsealed edges are under FMC Section 603.9 and HUD 3280.709.
Plumbing/Electrical Inlets: Open gaps are under FPC Section 304.4 and Florida Energy Code R402.4.1.1.
Belly Board (vapor barrier): Failure to create an airtight seal are under HUD 3280.505 and 15c-2.0081. FAC 15C-1 or 24 CFR 3280

The Hidden Problem
Most homeowners assume their home was built as a "sealed unit." In reality, original construction often left three critical "Air-Flow Gaps" that bypass your vapor barrier. Over the last decade, we have identified that every home has an average of 35 leaks that lead to musty odors and high cooling costs.
THE THREE HIDDEN ZONES (DOCUMENTED ON VIDEO)
Zone 1: The Subfloor inlet Gaps and The Floor Register Vent Gaps
The Discovery: A structural void typically exists between the subfloor and the cabinetry base and same with vent boots. This "Chimney Effect" pulls humid crawlspace air directly into your kitchen and bathrooms threw these gaps.
Zone 2: The "Bite Room" Mechanical Bond on Duct Connections
The Discovery: Standard tape seals fail under Florida’s humidity.
The Mastery: We use #52 industrial adhesive and a 6-inch overlap to create a structural bond that cannot peel or slip.
Zone 3: Edge-to-Ledge Perimeter Integrity on Vapor Barrier
The Discovery: Vapor barriers that aren't bonded to subfloor edges allow moisture to "ghost" around the barrier.
The Mastery: We "shot-spray" every perimeter edge, bonding the shield directly to the bones of your home.
A COMMITMENT TO TRANSPARENCY
We believe you shouldn't have to guess if the work was done. For every project, we provide a Video Certificate of Completion showing:
Before: The exact location of your home's 35 leaks.
During: The materials and "Bite Room" seals used.
After: The final monolithic shield, verified for Florida Code 15C-2.0081.

The "Stack Effect" Health concern is when these 35 points remain unsealed, your home experiences the Stack Effect—a process where rising warm air pulls humid, contaminated air from the crawlspace directly into your living area. For seniors, this is the #1 health hazard in mobile home living, directly contributing to: Asthma & Allergies: Triggered by mold spores and pest debris. COPD & Respiratory Distress: Worsened by poor indoor air quality. Structural Rot: Moisture from air infiltration causes sub-floor wood to decay.
